About West Palm Beach

West Palm Beach is the largest city in Palm Beach County and its cultural and commercial core. Downtown has transformed over the past two decades: The Square (formerly CityPlace), Clematis Street, the Norton Museum's expansion, the Kravis Center and a waterfront that hosts everything from the Palm Beach boat show to weekend markets.

Beyond downtown, the city divides into distinct neighborhoods. The historic districts south of downtown — El Cid, Flamingo Park, Grandview Heights and the South of Southern area — offer 1920s architecture and walkability. Northwood is the creative, up-and-coming counterpart to the north. And west of the Turnpike, communities like Ibis and Baywinds provide gated, amenity-rich living on a completely different scale.

Buying in West Palm Beach — what we check first

Historic districts carry design and renovation rules. Before you plan a project on an El Cid or Flamingo Park home, we check what the district guidelines allow.

Downtown condos vary enormously in reserves, assessments and the condition of the building. Florida's condo inspection and reserve requirements have made the association documents the most important part of the due diligence, and we read them with you.

Flood zone and elevation matter along the Intracoastal. We pull the flood map and insurance history on any waterfront-adjacent property before you write.

West Palm Beach questions we hear most

Is downtown West Palm Beach walkable?

Yes — genuinely. Clematis Street, The Square, the waterfront, the Norton and the Brightline station are all within a comfortable walk of each other, and the historic districts to the south are bikeable to downtown.

What is the difference between West Palm Beach and Palm Beach?

They are separate municipalities on opposite sides of the Intracoastal Waterway. Palm Beach is the barrier island — resort, estates and Worth Avenue. West Palm Beach is the mainland city with the downtown, airport and the vast majority of the housing.

Are there family neighborhoods in West Palm Beach?

Many. The western gated communities and the neighborhoods around the historic districts are full of families. School zoning varies widely across the city, so we confirm assignments for any specific address.
