Royal Palm Beach is a village of around forty thousand people in the western communities of Palm Beach County, wedged between Wellington to the south, Loxahatchee and The Acreage to the west, and the Turnpike to the east. It was master-planned from the start, which shows: the neighborhoods are coherent, the roads make sense, and the parks are genuinely good.

Commons Park is the centerpiece — a large lakefront park with trails, a great lawn, playgrounds and a dog park that draws people from the whole western side of the county. Add the Royal Palm Beach Pines natural area, the Village Golf Club and a school cluster that families move here for, and you get a community that is easy to live in rather than just easy to buy in.

The Willows

Central, walkable to Commons Park and the village center. A broad range of home sizes, which makes it a frequent first stop for buyers new to the area.

Counterpoint Estates

Larger homes on larger lots, many with water views, on the western side of the village. A step up in size for move-up buyers.

La Mancha & Crestwood

Older, more established sections with lower HOA fees and homes that reward cosmetic updates — often the most attainable entry into the village.

Buying in Royal Palm Beach — what we check first

Most neighborhoods here have an HOA. The fees and the rules vary more than you would expect between communities a mile apart, and they change what a monthly payment actually looks like. We pull the HOA documents before you write, not after.

Roof age drives the insurance quote in Royal Palm Beach the same as everywhere in Florida. On homes built in the late 1990s and 2000s, ask the roof question first — it can move the monthly cost more than the interest rate.

No — they are separate municipalities that share a border along Southern Boulevard. Wellington is larger and includes the equestrian community; Royal Palm Beach is a smaller village with its own park system and school zoning. Buyers often shop both, and the price difference for a comparable home is usually significant.

What are the schools like?

Royal Palm Beach is served by the School District of Palm Beach County, with several elementary schools inside the village and a high school on the south side. Zoning follows the address, not the neighborhood name, so we confirm the assigned schools for any specific home before you commit.

How is the commute to West Palm Beach?

Southern Boulevard and Okeechobee Boulevard both run east to downtown West Palm Beach and I-95. Outside rush hour it is around thirty minutes; during it, plan for more. The Turnpike entrance is a few minutes away for trips north or south.
