About Boca Raton

Boca Raton sits at the south end of Palm Beach County, and it is the city most associated with the county's affluent reputation. Addison Mizner designed the original resort in the 1920s, and the Mediterranean Revival style he brought still defines the city's look — down to the pink stucco of Mizner Park and The Boca Raton resort.

The city divides at I-95. East Boca has the beaches — Red Reef Park, South Beach Park, the Gumbo Limbo nature center — plus Mizner Park, Royal Palm Yacht & Country Club and the older residential neighborhoods. West Boca is master-planned communities, many gated and many built around golf: Boca West, Broken Sound, Woodfield Country Club and Boca Pointe among the best known. Schools across the city are consistently among the strongest in the county.

Buying in Boca Raton — what we check first

Membership math is unavoidable in the club communities. Initiation fees, annual dues and food minimums are real numbers, and they differ by club. We get them before you fall in love with a house.

East Boca renovations and teardowns are common; if you are buying to rebuild, we check the lot's zoning, setbacks and flood elevation requirements first.

Boca's condo market is large and, since Florida's condo reserve and inspection laws changed, building financials matter enormously. We read the reserve study and the milestone inspection before you offer.

Boca Raton questions we hear most

Is Boca Raton in Palm Beach County?

Yes — it is the southernmost major city in the county, bordering Broward County to the south. Buyers often shop Boca alongside Delray Beach to the north.

Do I have to join a country club in west Boca?

In many west Boca communities, yes — membership is mandatory with the purchase. Others are non-golf gated communities with HOAs only. We tell you which is which before you tour.

What are the beaches like?

Boca's oceanfront is a chain of public parks — Red Reef, South Beach, Spanish River — with facilities, parking and the Gumbo Limbo nature center. Well maintained and easy to use.
