Loxahatchee is the catch-all name for the far western communities of Palm Beach County: The Acreage (an unincorporated area of large residential lots), the Town of Loxahatchee Groves (agricultural, with its own identity and government), and the newer master-planned developments along Seminole Pratt Whitney Road, including the City of Westlake and the Arden agrihood.
Buyers come here for the same reason they always have — land. Lots in The Acreage typically start at an acre and a quarter, there is no HOA, and the rules permit horses, outbuildings and the kind of use a suburban subdivision would never allow. The trade is distance: it is a real drive to the coast, and services are more spread out.

Well and septic are the norm in The Acreage. We arrange water testing and a septic inspection as part of due diligence, and we look at drainage — the area is flat, and how a lot handles heavy rain matters.
Zoning permits a lot, but not everything. If your plan involves horses, a large outbuilding or a second dwelling, we confirm what the specific parcel allows before you close.
Insurance and financing on acreage properties can have quirks — outbuildings, distance to hydrants, and appraisals that need rural comps. We work with lenders who do this regularly.
No. The Acreage is unincorporated and has no homeowners' association, which is the primary reason many buyers choose it. Westlake and Arden, by contrast, are master-planned communities with associations and amenities.
In The Acreage and Loxahatchee Groves, generally yes, subject to the parcel's zoning and county rules on the number of animals per acre. We confirm the specifics for any property you are considering.
Plan on forty-five minutes to an hour to the beaches, depending on traffic. Wellington and Royal Palm Beach are fifteen to twenty minutes, and the Turnpike is reachable via Southern or Okeechobee Boulevard.
