Greenacres, FL

One of the most attainable cities in central Palm Beach County, sitting between Wellington and the coast. Greenacres is where a lot of first-time buyers get their start — and where we place plenty of them.

About Greenacres

Greenacres sits in the geographic middle of the county's populated area — Lake Worth Road and Forest Hill Boulevard run through it, Wellington is to the west, Lake Worth Beach and the Intracoastal to the east. It grew rapidly in the 1980s and 90s, which means much of the housing stock is from that era: single-family homes, villas and condos in planned communities with lakes and amenities.

What Greenacres offers is access. The Turnpike, I-95, Palm Beach International Airport and the beaches are all within a reasonable drive, and the price of entry has stayed below the neighboring communities. For first-time buyers, VA buyers and anyone who wants a central address without a coastal premium, it belongs on the list.

Buying in Greenacres — what we check first

Much of Greenacres was built in the 1980s and 90s, so roof age, plumbing and the electrical panel are the questions that decide insurability and cost. We ask them before you fall for the kitchen.

Condo and villa buyers: the association's budget, reserves and any pending assessments matter more than the unit's finishes. We read the documents with you.

Greenacres is a strong market for FHA and VA financing. We work with lenders who know the county's programs and close these loans routinely.

Greenacres questions we hear most

Is Greenacres a good place for first-time buyers?

It is one of the most common places we place them. The combination of attainable pricing, central location and a mix of home types — including condos and villas — gives first-time buyers more options than in most neighboring cities.

How close is Greenacres to the beach?

Lake Worth Beach is roughly fifteen to twenty minutes east along Lake Worth Road, depending on traffic. Downtown West Palm Beach is a similar distance to the northeast.

Are there 55-plus communities in Greenacres?

Yes, several — mostly condo and villa communities. If age-restricted living is what you want, tell us and we will filter for it from the start.
